• Knights Hill Development – Update

    The Knights Hill development will take place in five distinct phases that are shown on the attached phasing map. All houses within Phases 1 and 3 will fall within the Castle Rising Parish Boundary, together with a small number of houses in Phase 4.

    The first phase (1A) is work on the new roundabout for Grimston Road. This work should be completed by late November. Much of the work on the roundabout will take place on site, and therefore traffic on Grimston Road will not be materially affected until the last two weeks of the build, when the breakout into Grimston Road is completed.

    House building is likely to commence in January 2025 and the number of houses in each phase is as follows:

    Phase 1 = 96 units

    Phase 2/3 = 253 units

    Phase 4 = 83 units

    Phase 5 = 138 units

    The current estimate is a build rate of 40 dwellings per annum, but this may change depending on market conditions. The complete development will therefore take several years to complete. Houses will be built by two separate teams from Barratt and David Wilson. The Barratt houses will be constructed using timber frame modern methods of construction (MMC) which is a faster method than the traditional method that will be used by David Wilson.

    Street names for the new development have now been chosen and are attached.
